The end of Trigger Lead Mayhem?

If you’ve bought a home or even thought about getting a mortgage recently, you might know what a “Trigger Lead” is—and if you don’t, you may have experienced the side effects!

 

What is a Trigger Lead, and Why Should You Care?

 

A Trigger Lead is a type of notification that credit bureaus (like Experian, TransUnion, and Equifax) sell to mortgage brokers all over the country. Whenever you apply for a mortgage and your credit is pulled—whether it’s a soft or hard pull—the credit bureaus alert mortgage brokers that you may be in the market for a new home loan. These brokers then get your contact information and can start reaching out to win your business.

 

This might sound okay on paper, but in reality, buyers often get flooded with calls, texts, and emails—right after applying for a mortgage. It can take the fun out of what should be an exciting time for you.

 

Is Change on the Horizon?

 

Last week, the House Financial Services Committee passed the Homebuyers Privacy Protection Act, which aims to drastically cut down on these unsolicited contacts. A similar bill has already cleared the Senate, and this new legislation has bipartisan support. If it passes, it could mean the end of “trigger lead” harassment for Washington homebuyers—possibly by the end of the year.

 

What Would Change?

 

The new law would allow your existing lender (for example, your bank or credit union) to reach out if you apply for a mortgage with them. But it would finally put a stop to the barrage of calls and emails from random out-of-state lenders who purchased your information.

King County’s New Construction Homes Now Cheaper—Than Resale Listings

Last month, brand new homes in King County are actually selling for less than their resale counterparts. In May, the median price for a newly built home was about $1,099,925, compared to $1,135,000 for an existing home.

 

But here’s the twist: not only are these new builds less expensive, they’re also shrinking. The average size of a new single-family home built in King County has dropped from 2,601 sq ft in 2019 to 2,427 sq ft in 2024—a decrease of 174 sq ft.

 

Why are new homes getting smaller? Builders are responding to several economic realities. The cost of building materials has surged in recent years due to inflation and

ongoing supply chain disruptions. Labor costs are also up, as wages for skilled workers have climbed across the region. On top of that, land prices remain high, and interest

rates are keeping buyers extra price-sensitive.

 

To stay competitive and keep prices attractive to more buyers, some builders are scaling back on square footage and, and in some cases, simplifying finishes and features. By offering slightly smaller homes at a lower sticker price, they can meet demand from buyers looking for new construction without stretching their budgets so much.

 

If you’re considering new construction, keep in mind that prices and styles can vary dramatically from city to city, and even neighborhood to neighborhood. It’s always smart

to compare what’s available in your specific area before making a move.

Summer Cooling Tips for Your Home

As summer heats up in the Pacific Northwest, keeping your home cool and comfortable isn’t just about comfort—it’s also about energy efficiency. Over the years of helping clients buy and sell homes, I’ve picked up a few strategies for beating the heat indoors. Here are my favorite practical, homeowner-tested ways to keep your place pleasant during those warm months:

1. Use Window Coverings Wisely

If your windows face the afternoon sun (especially west-facing), close blinds or curtains during the day to keep heat out. Reflective or blackout curtains are worth considering for those “sun magnet” rooms—they really do help!

2. Minimize Indoor Heat Sources

Try to avoid using ovens or stovetops during the hottest parts of the day (it’s the perfect excuse for grilling outside!). And if you haven’t switched to LED lights yet, now’s a great time—they put out less heat and use less power.

3. Get Smart With Ventilation

Open windows on opposite sides of your home for cross-ventilation—this creates a natural breeze and cools down the house. In the evenings, open up to let in cooler air, then close things up in the morning to trap that chill.

4. Optimize Your Fans

Ceiling fans should rotate counterclockwise in summer (fun fact: clockwise in winter helps keep heat down where you want it!). Portable and window fans are great, too—set them up to move air through your home, and consider a box fan in the hallway for max effect. I’m a big fan (pun intended) of Vornado for powerful air circulation.

5. Create Shade Inside & Out

Outdoors: Planting trees or adding awnings can make a real difference, especially on the west side.

Indoors: Place a few leafy houseplants near windows—they look great and help with shade and air quality.

6. Be Strategic With Cooling Systems

If you use AC, set your thermostat higher (around 78º) when you’re away to save energy.

Programmable thermostats can automate this. In smaller spaces, portable ACs or evaporative coolers are worth a look.

7. Insulation & Sealing Matter

Proper insulation—especially in attics and walls—prevents heat from sneaking in. Check for gaps or cracks around doors and windows to keep that cool air where it belongs.
